Housing future New Zealand: Review of demographic research on housing supply and demand

The aim of this project was to review existing demographic research on housing supply and demand in New Zealand with a view to further research to meet the needs of the building industry in responding to demographic trends. About this programme

The aim of this project was to review existing demographic research on housing supply and demand in New Zealand with a view to further research to meet the needs of the building industry in responding to demographic trends. The review identified four demographic trends, analysing each trend and the implications for the building industry. The impact on the building industry was considered in terms of supply-side implications, which pertain to the construction workforce, and demand-side implications, which pertain to the housing needs of the general population.

It was found that demographic trends of multi-generational households, diversity and ageing population have been well studied in New Zealand, with regular projections from Stats NZ and others. This project identified that there was existing research covering the implications of these trends for the building industry, although in some areas, there was limited scope for extension or updates of this work. Affordability of housing was the fourth trend considered – the subject of wide body of ongoing work. This project also identified there were still opportunities to further elucidate implications and solutions for the industry.
